A roof recoat and reseal is the routine maintenance that prevents most problems and is the least expensive work we do on a roof. A full membrane replacement is a bigger job reserved for roofs that are past resealing.
The expensive scenario is the one homeowners do not see: a slow leak that rots the subfloor and walls. Once water reaches the structure, the repair stops being a roof job and becomes a restoration job. Catching it early is the single best way to control cost.
